Annual Maintenance Service Plan
Designed to fit the unique needs of each of our homeowners, our annual maintenance program will provide you with top notch, affordable service all year long when you need it and when your property requires it.
Our services include:

Adjusting bi-fold doors.

Cable and Wi-Fi troubleshooting.

Doorknob(s) replacement, cabinet knob replacements, or slider handles (materials not included).

Fireplace turned on (mid-October) and turned off (mid-April).

Hammer down popup nails on decks.
-
Inspect/lubricate of doors and door locks.
-
KILZ treatment of small areas. (Any larger areas will be billed based on labor and materials).

Off-season inspection to identify general maintenance issues or concerns.
-
Propane tank exchanges for gas grills (propane not included).
-
Proper grill placement, as needed, following guest departure.
-
Replacing mouse, ant, or other insect traps (materials not included).
-
Repair or replace of window blinds (materials not included).
-
Replacement of shower heads inside and out (materials not included).
-
Replacement of toilet paper roller bars and toilet seats (materials not included).
-
Replacing light switch covers and outlet covers (materials not included).
-
Replacement of standard 60-watt light bulbs.
-
Resetting of circuit breakers and GFCI’s.

Replacement of batteries in smoke detectors, carbon monoxide detectors, or TV remote controls

Window screen reinsertion due to removal of tenants or winds/storm.

Replacement of toilet handles, flappers, and “O” rings (materials not included).

Trouble shooting on appliances and breakers (up to one hour).
-
Spraying minor bee/wasp infestations (materials not included).

Small touch-up painting such as scuffs and any repair touch-ups. (Does not include repainting entire rooms, walls, or any materials).

Unclogging of toilets, sinks, and bathtubs drains.
Additional Services Offered
Filter REPLACEMENT
We will replace you filter monthly (May-September) and will ensure that your ceiling fans, vent grates are dusted and cleaned regularly.
WINTERIZATION PROGRAM
We will prepare each unit for the winter season by setting the interior temperature to 55 degrees and ensure that all outside water supply line(s) are drained & closed and will return in the spring to
de-winterization.
BED BUG & PEST CONTROL
We use the most advanced products and techniques available in the removal and prevention of infestations by insects, rodents, and other irritating invasive species.
DUCT CLEANING
Our trained professionals utilize powerful equipment to clear your air ducts of dust, debris, pet dander, allergens, and grime that have accumulated over the years. This ensures your HVAC system runs as efficient as possible.
ODOR REMOVAL
We will use the most technologically advanced equipment to remove any unpleasant odors caused by fire damage, cigar/cigarette smoking, mold/mildew, animal messes, etc.
